Outdoor Central AC System Maintenance Checklist

  • Inspect the HVAC unit for proper refrigerant levels and adjust if necessary.
  • Clean any dirt, leaves and debris that can accumulated inside the cabinet.
  • Inspect the base pan for restricted drain openings and remove obstructions as necessary.
  • Inspect air conditioning system’s coil and cabinet and clean as needed.
  • Ensure fan motor and fan blades aren’t damage, rusting or showing other signs of wear and tear. Older central AC units need to be properly lubricated.
  • Inspect and test the control box for any wiring and connection issues. All control box and electrical parts should be checked for wear and damaged and replaced as needed.
  • Assess the AC compressor and associated tubing for damage. Check for leaks and replace or fix when necessary.

Indoor Central AC System Maintenance Checklist

  • Inspect and clean central AC blower housing, blower wheel and motor.
  • On older HVAC models, our AC maintenance company will lubricate the motor and inspect and replace the fan belt if needed.
  • Check combustion blower housing for any lint and debris buildup and clean as necessary.
  • Inspect the evaporator coil, drain pan and condensate drain lines to ensure there are no blockages or leaks.
  • Inspect for gas leaks in gas furnaces. Gas leaks often go unnoticed and can cause serious health risks to homeowners if they aren’t addressed and fixed in a timely manner.
  • Check the HVAC burner assembly and clean and adjust as needed.
  • Assess the ignition system and it’s accompanying safety controls. Central AC problems often stem from this part of the HVAC system but can be easily fixed and adjusted.
  • Inspect flue system for proper attachment to the HVAC furnace and check for any dislocated sections or signs of corrosion.
  • Clean or replace air filters as needed.
